More about The Willows (the location)

The Willows is ideally situated on the Essex/Suffolk border and only 2 miles West of Dedham in the heart of Constable Country which is associated with the painter John Constable who painted many of his early works in and around Dedham, including the famous 'Haywain' in nearby Flatford. Langham is only 3½ miles from Colchester town centre famous for its Roman history and world-renowned zoo. Langham has a general store/post office and a public house called the Shepherd and Dog. The Willows is approx. ½ mile from the Crown pub/restaurant. Colne Railway is only a short drive away as is many pretty villages including Lavenham, Finchingfield, Long Melford and Woodbridge. The A12 which bypasses Dedham to the West is the main East Coast route providing a link between Colchester and London to the South and the East coast at Woodbridge and Great Yarmouth to the North. It also provides access to the A120 at Ardleigh, to the South of Dedham, offering an Easterly route to the Port of Harwich and, in a Westerly direction, access to Stansted Airport.

The Willows (the cottage)

The Willows is a spacious two bedroom cottage in the owners 1/2 acre grounds with a large sitting room incorporating a dining area, TV and radio/CD player with patio doors opening on to the garden. The kitchen is well equipped to include an electric oven/hob, microwave, toaster and everything you would require for home cooking. The bathroom has an electric shower, toilet, basin and heated towel rail. There is a double bedroom and one twin room both with fitted wardrobes.

There is off road parking and an outdoor seating area perfect for relaxing at the end of the day.

The Willows is non-smoking and pet free. We are sorry we cannot accommodate children under the age of 10 years. The property is all on one level which is idea for the elderly but please note that there it is not equipped for disabled visitors.

Price include all heating, lighting, bedlinen, tea towels and hand towels for the duration of your stay for up to 4 people.

Arrival and departure times

Arrival: Saturday from 2pm - 6pm please advise if your arrival time is likely to be later). Departure: Saturdays before 11.00am.

Booking Conditions
Please contact us to confirm availability. A deposit of 50% of the full booking fee will secure your booking for the agreed dates. The full cost must be paid within 4 weeks of the start of your holiday. Payment can be made by bank transfer, cheque or by PayPal (if guest pays fees).

Breakages and Damage
We also require a security deposit of £100, payable by bank transfer,cheque or PayPal (if guest pays fees) 4 weeks prior to your holiday. This is fully refunded subject to there being no breakages or damage. Any damage costing more than £100 will be charged at cost.

Cancellations
Should you have to cancel your booking more than 4 weeks before the start of your holiday, your deposit/full payment will be refunded in full. Within 4 weeks of the start of your holiday payment is not refundable.
